We'll tell you what documents we need. We keep it lean — we don't ask for paperwork we're not going to use.

I Structure It

We review the file, figure out the right lender, and put together a submission that gives the deal the best shot at approval. We handle the underwriting conversation.

Approval & Commitment

Once we have an approval, we walk you through the commitment — conditions, terms, what to watch for. You stay informed at every step.

It Funds

Deal closes. You get paid. And if you have another file, you already know how this goes. Most brokers who send me one deal end up sending me more.

What working together actually looks like

We're not going to oversell this. It's not a formal program with a welcome package and a dedicated account manager. It's simpler than that.

You have a deal. We have lender access, experience, and relationships. We work together to close it. If it goes well — and it usually does — we do it again.

Some brokers send us the overflow they can't place themselves. Some send us everything and focus on building their client base. Some are newer agents who want to learn how complex deals get structured. All of that works for us.

What we're good at, specifically

Self-employed borrowers with non-traditional income. B lender deals where the rate and terms need to be right. Private financing for time-sensitive purchases. Bridge loans for clients who need to close before selling. Commercial files in the $1M–$10M range. Rentals and multi-unit properties.

If the deal is straightforward and you just need a fast A lender placement, we can do that too. But most brokers already have that covered. Where we tend to add the most value is on the files that need some thought behind them.
